Mohave County Real Estate Market Update: June 2026

Summer is in full swing across Mohave County, and June's closed sales give us a clear look at how Kingman, Bullhead City, and Golden Valley are moving as we head into the second half of 2026.

Here's what the numbers tell us, city by city, along with what it means if you're thinking about buying or selling this season.


Kingman: Steady Sales, a Price That's Settling Back to Normal


Kingman's residential market held its footing in June. Active listings dipped slightly to 554, down from 557 in May, and 126 homes sold, just two fewer than the month before. That's a market moving at a consistent, sustainable pace, not one that's slowing down.


The median sold price for a Kingman home came in at $249,950 in June, down from $261,950 in May. At first glance a $12,000 drop might look like a warning sign, but look closer: with sales volume barely changing, this is more likely a shift in which homes closed rather than a market-wide decline. In fact, $249,950 sits right in line with what Kingman has seen for most of 2026, January, February, and March all landed in the same $249,000 to $253,500 range. April and May were the outliers on the high side, not June on the low side.


Homes are also still moving briskly, with a median of 33 days on market, just two days more than May's 31. Notably, June's median list price ($249,950) landed exactly at the median sold price, a sign that well-priced Kingman homes are selling right around asking.


Land activity was quieter this month. Only 27 lots sold, down sharply from 66 in May, though land sales in Kingman are a smaller, less consistent category month to month, so a swing like this reflects normal fluctuation rather than a cooling land market. The median land sale price actually rose to $25,000.

Bullhead City: More Sales, Faster Days on Market


Bullhead City had one of its strongest sales months of the year. 117 homes sold in June, up from 103 in May, the highest monthly total so far in 2026. Active inventory stayed essentially flat at 626 listings.


Pricing cooled just slightly, with the median sold price at $260,000 compared to $265,000 in May, a difference of less than 2%. What stands out more is how quickly homes are moving: median days on market dropped to 34, down from 43 the month before. More sales, faster turnaround, and a price that barely moved is a good description of a healthy, balanced river-town market rather than one tilting sharply toward buyers or sellers.


Land sales tell a different story, but one worth unpacking rather than taking at face value. May's total of 194 lots sold was far outside every other month this year, the rest of the months on record range from 15 to 52, so May looks like a one-time spike (possibly a bulk or portfolio transaction) rather than a new baseline. June's 52 land sales is actually the second-highest month of the year behind that May outlier, so land activity looks like it's trending upward, not cooling off, it's May that stands apart from the pattern, not June. Median land sale price rose to $55,000.

Golden Valley: A Small Market Where One Month Can Look Dramatic


Golden Valley continues to be Mohave County's smallest and most rural market, and that means its numbers can swing more than Kingman's or Bullhead City's on the strength of just a handful of closings. In June, 38 homes sold, exactly matching May's total, and active inventory nudged up slightly to 107.

The median sold price jumped to $279,900 from $216,000 in May, a nearly 30% increase. With only 38 sales in the entire month, a move like this is best read as a shift in which homes happened to close (more higher-value properties this time around) rather than a sudden surge in what Golden Valley homes are worth. Golden Valley's price figures have swung between roughly $197,000 and $280,000 over the past six months, so this kind of movement isn't new territory for this market, it's simply the nature of a smaller sample size.

Land sales picked up, with 38 lots sold compared to 23 in May, while the median land price eased to $20,500.

What This Means for You


If you're selling in Kingman, homes priced in line with the current market, right around $250,000 for a typical residential listing, are moving in about a month. Bullhead City is rewarding well-priced homes with quick sales right now, a good sign if you've been considering listing on the river side of the county. And if you own property in Golden Valley, know that a single month's median price doesn't tell the whole story in a market this size; a conversation about your specific property and recent comparable sales will give you a much clearer picture than the headline number alone.
