AUGUST 2026 MARKET UPDATE: KINGMAN, BULLHEAD CITY & GOLDEN VALLEY Data note: The figures below reflect residential MLS data for July 2026 across Kingman, Bullhead City, and Golden Valley. All prices shown are median values, the midpoint of that month's sales, which is less affected by unusually high or low individual sales than an average would be. Land sales are reported separately where available; median days on market is not tracked for land listings in this dataset. KINGMAN Kingman's residential inventory rose to 566 active listings in July, up from 554 in June. That continues an overall upward push since January, though the climb hasn't been perfectly steady: listings dipped in May and June before ticking back up this month. Over the past ten months, active listings have ranged between 515 and 605. Sales activity eased to 110 homes in July after a stronger June (131 sales). Monthly sales in Kingman have ranged widely all year, from a low of 97 in January to a high of 146 in March, so a single month's dip is not unusual for this market. The median sold price held close to its recent range at $256,000, up slightly from June's $249,950 and within the $245,000 to $262,625 band the market has occupied over the past ten months. Homes took a bit longer to sell in July, with median days on market at 43, up from 33 in June. Over the past ten months that figure has swung between 31 and 66 days, so July's pace sits closer to the middle of that range than to either extreme. On the land side, 585 lots were active in July and 25 sold, at a median price of $26,300. Land sales in Kingman are a smaller dataset than residential, with monthly totals ranging from 25 to 66 sales and median prices swinging from $15,000 to $40,000 over the past ten months, so month-to-month land figures are best read as a snapshot rather than a trend. Days on market is not tracked for Kingman land listings. Sales came in at 115 for the month, a modest step down from June's 125 but still on the higher end of a range that dipped as low as 58 back in January. The median sold price jumped to $295,000, up from $265,000 in June and the highest figure recorded in the past ten months. That's worth reading carefully rather than at face value: median price reflects whichever homes closed that month, and a shift toward larger or higher-end sales can move the median without every home in the market actually appreciating. Next month's number will help clarify whether this holds. Homes also took longer to sell, with median days on market climbing to 56 from 37 in June. That's on the higher side of the ten-month range (33 to 67 days), though not the slowest pace tracked in that window, which came in January at 67 days. Land activity was light in July, with 12 sales at a median price of $48,500, down from $55,000 in June. With monthly land sales running between 9 and 27 over the past ten months, a small sample like July's makes month-to-month swings expected rather than meaningful on their own. Days on market is not tracked for Bullhead City land listings. Monthly residential sales have ranged from just 13 to 34 over the past ten months, so individual months can move sharply on a handful of transactions. Active listings held fairly steady at 106 in July, close to June's 109. Sales rose to 23 from June's 15. The median sold price came in at $239,900, down from June's $279,900, but that swing reflects the small number of transactions and which specific homes sold rather than a broad shift in value: Golden Valley's median has ranged from $147,950 to $279,900 in just the past ten months. Median days on market rose to 50 from 38 in June, within a range that has spanned 32 to 98 days over the past ten months. Golden Valley land activity picked up with 29 sales in July at a median price of $16,000, down from $20,500 in June. As with residential sales here, the small monthly sample (23 to 46 land sales over the past ten months) means these figures shift naturally from month to month. Days on market is not tracked for land listings. Golden Valley doesn't have its own dedicated community events calendar the way Kingman and Bullhead City do. Nearby happenings in Chloride and countywide Mohave County events often stand in for buyers weighing what day-to-day life looks like out here.
